New healthcare practice signs Collier County’s largest new office lease year-to-date

Meliora Healthcare, a new medical practice launched by three area physicians, has opened in Commons Professional Park, located at 708 Goodlette-Frank Road N in southern Naples. In taking the entire 14,139-square-foot second floor in one of the park’s two buildings, Meloria Healthcare, PLLC signed Collier County’s largest new office lease of 2023.

Brandon Stoneburner, Executive Managing Director of Colliers, facilitated the lease transaction, working with both the landlord, Om Holdings 704 & 708, LLC, and Meliora Healthcare.

Shortly after acquiring the property, ownership engaged Colliers in September 2021 to represent leasing. At that time, one of the buildings was fully leased to one tenant that had moved out of the space.

Stoneburner spearheaded a strategy to make cosmetic improvements to the two-building, 90,000-square-foot property to attract high-end medical professional tenants. With Meliora Healthcare’s lease, Stoneburner has leased three full floors of the property, including one to Stepping Stone Kids Therapy. The property is currently 88% occupied.

“Hurricane Ian refocused attention on the age and quality of commercial assets,” Stoneburner said. “This property is not only ideal in terms of location, but it was also built to the most recent hurricane standards and offers 100% emergency backup power via two large diesel generators, ensuring tenants that their investment is well protected.”
